Senior Property Manager
Haystack Recruitment is seeking an experienced and dynamic Senior Property Manager to lead operations for a high-quality residential portfolio in Greater Vancouver.
About the Role
As Senior Property Manager, you will take full ownership of the strategic and operational leadership of a multi-property residential portfolio. You will be responsible for financial performance, property maintenance, leasing success, tenant relations, and leading a team of Residential Managers. This is a hands-on leadership role ideal for someone who thrives on driving results, solving problems, and delivering exceptional standards in residential property management.
Key Responsibilities
- Prepare and manage annual budgets, income projections, and monthly financial reporting
- Oversee property maintenance, preventative programs, capital projects, and building audits
- Lead leasing and marketing efforts in collaboration with the leasing team
- Ensure full compliance with the Residential Tenancy Act (RTB) and all landlord obligations
- Manage tenant relations, retention strategies, and conflict resolution
- Monitor accounts receivable and enforce lease agreements when necessary
- Lead, coach, and develop a team of Residential Managers through regular meetings and performance support
- Establish and maintain service contracts while managing emergency and safety procedures
- Contribute to long-term planning and continuous improvement initiatives
What You Bring
- 5+ years of progressive experience in residential property management and building operations
- Minimum 2–3 years in a supervisory or management role (experience managing 150+ unit portfolios is a strong asset)
- Active or eligible BC Rental Property Management Services license
- Strong knowledge of the Residential Tenancy Act, budgeting, maintenance operations, and tenant relations
- Solid understanding of building systems (HVAC, electrical, mechanical) and preventative maintenance
- Proven leadership, mentoring, and team development skills
- Excellent financial acumen and comfort working with budgets and financial reports
- Exceptional interpersonal and conflict resolution skills
- Highly organized with strong problem-solving abilities and attention to detail
- Proficiency in Microsoft Office; experience with Yardi, DocuSign, or RentCafe is an asset
- Valid driver’s license and access to a vehicle
- Ability to work occasional after-hours for emergencies
