Project Manager
Our client, a highly renowned development company, is seeking an experienced Project Manager to join the team in their Vancouver office. The successful candidate will manage all aspects of projects at any given time while working closely with the team members and outside consultants to coordinate all construction activities and to remain committed to construction excellence.
Responsibilities include:
- Initial budget preparation and tracking of costs by way of soliciting tenders along with the preparation of conceptual estimates.
- Control the construction costs of labor and materials.
- Track job costs.
- Organize the issuance of Monthly Manager Reports.
- Prepare detailed cost estimates and tenders for Residential, Commercial, and Industrial work.
- Creating budgets for Pre-Construction Services.
- If onsite may share supervisory responsibility with Site Superintendent.
- Management of all aspects of projects at any given time.
- Establishing with the Project Team (as applicable) front end project site set up.
- Development of the construction project schedule.
- Assist in ensuring that construction is carried out per National and Local Building codes.
- Tender awards, Change Orders, Approve Invoices.
- Assist in implementing a measure of Quality Assurance and Quality Control to satisfy the client ultimately.
- Prepare detailed cost estimates and tenders for the assigned project(s).
- Identifying construction risks and opportunities through a thorough assessment of site conditions and market conditions.
- Manage the subcontract tender process including insurance & bonding requirements, subcontract invitations to bid, phone calls, detailed specification, contract and drawings review/development, quantity take-offs, the trade-specific scope of works, sub-trade coordination, schedule, general accounts, pricing, review of trade tender quotes, and recommendation for trade award (RFA).
- Organize and coordinate the efforts of the available personnel (i.e. superintendents, consultants, etc.) to assist with project planning and scheduling, in turn creating a comprehensive proposal.
- Maintain databases, including labor rates, material pricing, project costs, etc. to enhance the available resources of the Construction division.
- Cultivating and maintaining positive relationships with clients, consultants, and trades.
- Provide overall management, administration, and technical direction for one or more projects.
- Helps develop and enforces company and project policies is the primary client interface and ensures the project is constructed per design, budget, and schedule.
- Plan a construction project and prepare a construction schedule in conjunction with the Project Superintendent.
- Co-operate fully with the Project Superintendent to get the project completed.
- Process contract drawings and specifications and ensure that the building is built per these documents.
- Process changes, including contacting the subcontractor for pricing, checking subcontractors’ quotations ensure that they are complete and reasonable. Present changes to the owner, confident that the pricing is per the changes.
- Meet with Owners and Architects in a professional manner and can communicate both the concerns and best interests of the company effectively.
- Instill a positive working relationship with the Owner and Architect to ensure repeat business.
- Assist the accounting team in preparing regular, timely and accurate invoices for Owners, and ensure timely payment of subcontractor billings.
- Monitor in conjunction with the Project Superintendent, a project’s material, and labor costs, and ensure accurate quality reporting is being conducted.
- Can read, interpret, analyze, and forecast a project’s cost reports and determines the status of the job in terms of schedule and costing.
- Be aware of unit costs and monitor and compare daily progress on site with that of the project’s estimate in conjunction with the Project Superintendent
- Present oneself as promotable, innovative, creative, and a self-starter, to generate business development in growing the Construction division.
- Conduct project meetings bi-weekly or monthly as needed.
- Coordinate, manage and communicate with all subcontractors and effectively deal with problems such as delivery, labour, schedule and payment disputes.
- Ensure that the project is in a favorable cash flow position and prepare Project Manager Reports accurately and time for submission to their reporting manager.
QUALIFICATIONS:
- Minimum of 6 years of experience as a Project/Construction manager or project related experience building/developing construction management
- Post-secondary education with a college diploma or degree related to Construction Management, Quantity Surveying and estimating.
- Proven leadership that guides and inspires
- Ability to manage multiple projects in various stages of development.
- Experience developing project/construction plans with direct interface with client and engineering disciplines through early phases of design.
- Demonstrated ability to develop and implement efficient systems that have resulted in successful projects.
- Efficient and accurate ability to evaluate job costs, schedules, etc.
- Developed, implemented, and delivered “excellent client service” and a strong team culture
- Strong spreadsheet and database skills.
- Strong negotiation & written / oral communication skills organized and detailed oriented.
- Clear, consistent, and reliable communicator
- Good knowledge of building codes and construction practices.
- Competence in Microsoft Office (Outlook, Word, Excel & Project), BluBeam, Timberline, and Procore (an asset).
- Enthusiasm for challenges and new initiatives is a must.
- Presents themselves as promotable, innovative, and creative and a self-starter.
- Proven ability to work under pressure, be resilient and prioritize tasks and meetings.
