Development Manager

Position Mandate:

Overseeing and directing projects from start to finish including executing project plans, schedules, specifications and budgets for all assigned real estate projects.  Leads and motivates the project team through all phases of development to ensure projects are consistent with approved pre-development objectives and achieve profitability requirements.  Develops and maintains effective relationships with partners, consultants, community stakeholders, and government authorities.

General Responsibilities

Keeps up to date on local competition, market conditions and relevant development by-laws, regulations, and guidelines.

Develops relationship with senior management, marketing, accounting, customer service, interior design, and construction personnel.

Creating development timelines and tracking overall development and construction timeline.

Preparing internal and external reports pertaining to job status.

Planning to prevent problems and resolving any emerging ones.

Analyzing, managing, and mitigating risks.

Attending bi-weekly progress meetings and reporting back to the Company.

Ensuring quality control throughout the duration of the project

Identifying and envisioning ideas for new development projects.

Working closely with construction team to ensure proper coordination thru out the project timeline

Working closely with construction writing scopes of work and coordinating the preparation of additional documents to support consultant services

Leading contract negotiations and following up with any paperwork required to bind the contractual terms.

Providing project leadership and guidance to third party project collaborators and other project team members. Facilitate meetings with the development teams on a regular basis, conducting on-site visits where necessary and resolving project issues as they arise.

Overseeing and monitoring the progress of existing projects including schedules, budgets, and financial and lending metrics.  Administering, reviewing, and approving progress payments (during development) and funding, and approving adjustments to contracts where required.

Ensuring contractual obligations of performance are met.

Developing project scope, capital and operating budgets, lending parameters, risk profiles and development and construction schedules (working closely with construction department)

Design and Development

Guides architects and other design consultants through project design bearing in mind construction costs, desirability, market trends, and the target market for each specific project.

Conducting due diligence on proposed projects considering the following: land use and zoning requirements, geo-technical considerations, civil infrastructure limitations, site layout, building design, construction specifications, and cost estimates.

Leading the finalization of projects to allow for occupancy, ensuring the smooth transition of projects from development to the commencement of occupancy.

Conducting due diligence to determine project feasibility.

Performing background research for new developments and potential acquisitions.

Assists with navigating projects through various approval process.

Establishes strong relationships with consultants and works closely with them through to the completion of all projects.

Financial

Creating and updating development proformas and financial models to measure the financial performance of development projects and assess potential acquisitions for approval by senior management; (also quarterly)

Communicating project financial expectations and performance to stakeholders including lenders and investors.

Collaborates with Finance to develop proposed projects, cash flows and overall investment returns for consideration by Senior Management.

Reviewing the project in-depth to schedule deliverables and estimate costs, and managing project draws during development phase.

Works with Finance to coordinate the best capital execution to support the project.

Balances profit maximization while maintaining design quality.

Municipal Approvals

Secures all necessary regulatory project approvals in accordance with approved project schedule.

Negotiating terms of agreements, drafting contracts, and obtaining all permits and licenses.

Manages the approval process including agency interface & technical information requirements.
